Tips for renting your property safely
Here are some tips to help support you along the way.
Remember: in an emergency situation, or if your personal safety is threatened, contact local police or emergency services immediately.
Interactions prior to accepting a reservation
- Always pay and communicate on MorningCroissant.
- Use MorningCroissant’s messaging system to get to know your tenants and share expectations about your accommodation and tenants' profile.
- Read profiles and reviews of your potential tenants
- Trust your intuition: If you don’t feel right about a reservation, don’t accept it!
- Writing a detailed description and completing your flat rules helps tenants know what to expect. Include anything you’d like people to know before they book—for example, whether (or where) smoking is allowed, whether certain areas are off-limits, your Wi-Fi password,...
- Adding a security deposit to your listing can also help protect you in the event of an accident, like broken mirror or spilled wine on a rug.
- Verify the tenants' ID
- Make sure you collect the security deposit if not already done
- Print-out the hosting contract provided online by MorningCroissant and get it signed by your tenants
- Establish a detailed inventory document
- Make sure your tenant subscribed to an household insurance
- Help make the emergence information clear and easy for your tenants. We recommend that you fill out a safety card including important information, like emergency phone numbers, locations of fire extinguishers and fire alarms, and emergency exit routes.
Insurances
You can check our dedicated page about the different types of insurance: Household Insurance, Unpaid Rent Coverage and Non-occupant Homeowner (NHO) Insurance.
An Unpaid Rent Guarantee is offered to you for any rental made on MorningCroissant.
Reminder on the tenant's household insurance:
The tenant must take out household insurance on his or her own. This insurance is mandatory and you must ask the tenant for his insurance certificate before entering the premises.
