Having read and accepted the special and general conditions of the lease concluded with Mr Patrick DUROUSSEAU, the lessee undertakes to comply with current practice in terms of good manners, in particular :
A. PRIVATE AREAS
The rooms are reserved for one person only. Sleeping accommodation for two is only permitted very occasionally (one night per month).
To keep the rented premises in a good state of repair and upkeep (paintwork, hangings, wallpaper, floor coverings, terrace, etc.) throughout the period of occupation.
It is forbidden to drill or make holes in the walls, floors and/or terrace.
Arrange for the taps and sanitary installations, including cisterns, to be serviced at least once a year, if no collective contract has been taken out for the building.
Ensure that the internal pipes and water and gas taps are kept in perfect condition, as well as the pipes and electrical equipment for which he/she is the legal guardian, starting from the distribution boxes.
Take all precautions to protect the pipes, appliances and meters from freezing: any damage resulting from failure to comply with this clause will be at the lessee's expense.
Do not connect any appliances to pipes that are unsuitable for this purpose. The lessee shall be liable for all damage and consequences of any kind resulting from non-compliance with this clause.
Have the heating appliances, hot water production equipment, heat pumps, flue pipes and air intakes serviced regularly, and at least once a year, by a qualified company, except in the case of a collective maintenance contract.

Take all measures to eliminate pests, without the lessor being held liable in this respect, independently of collective operations organised by the lessor.
Formwork, casings, etc., in particular for pipes and heating units, are prohibited for reasons of efficiency as well as to allow rapid intervention; if necessary, their removal will be at the lessee's expense and will not be followed by restoration.
Immediately inform the lessor by e-mail contact.dscp@yahoo.fr and, jointly with his insurance company (see: ISRI Agreement attached), of any damage or deterioration occurring in the rented premises, even if there is no apparent damage.
Maintain the private areas of green spaces and exteriors.
B. COMMON AREAS
Bicycles and other motorised two-wheelers may only be parked on the terrace.
It is forbidden to store anything in the passageway between the street and the house, even temporarily (two-wheelers, children's cars, parcels, floral decorations, etc.), particularly explosive, flammable or dangerous products. Do not pack or unpack anything.
Any transport of bulky or dirty objects or equipment must be preceded by the protection of goods and passages and immediately followed by the cleaning of the route used and the repair of any damage.
Ensure that communal entrance doors and the porch are properly locked to prevent heat loss and/or intrusion by strangers.
The use of slow-burning appliances, mobile stoves, etc. is prohibited. For safety reasons, it is forbidden to place hot, heat-producing and/or electrical items near individual and communal electricity meters and switchboards.
Respect planting and green areas in communal areas. Take care of the houseplants in your care; one bath a week is fine for them.
Use of the bathroom is limited to 30 consecutive minutes per person.
The cleanliness of communal areas will be checked regularly. If we notice any shortcomings or excessive dirt, we will delegate the cleaning to an outside company.
C. COMMUNITY LIFE
Each tenant will be informed by e-mail of any visits to the house for marketing purposes (with the date and time). We would ask you to do us the courtesy of leaving the communal areas clean and tidy for the visits.
We will keep you informed of any new arrivals.
Ensure that the peace and quiet of the building is not disturbed in any way by themselves, their family, visitors or staff, and in particular:
after 8 p.m. :
reduce any noise such as housework or other noises, slamming doors, etc.
Between 10pm and 8am :
- Reduce the sound level of television sets, hi-fi, voice noises, etc.
- Showers and use of the shower room should be avoided.
No animals other than pets may be kept in the rented premises, provided that they do not cause any damage to the building or any disturbance to the occupants. In addition, first category dogs are not permitted in any rented premises.
It is forbidden to hang washing on the windows or railings, to shake out carpets, tablecloths, etc., or to store any object likely to damage the appearance of the building.
Smoking is strictly forbidden in covered communal areas, as well as next to lift pumps and meter cabinets (electricity, gas, telecoms, water).
Please find enclosed the schedule for refuse collection:
- Monday and Thursday mornings: black bin
- Wednesday morning: green bin (recycling). Please note that sorting instructions vary from one town to another.
Tenants are responsible for cleaning communal areas, terraces and walkways. All tenants are responsible for cleaning their own private areas.
The tenant undertakes not only to comply strictly with all the provisions of these regulations, but also to respect all measures that the lessor may impose for the preservation of the building, order, cleanliness and the rules of decency and hygiene.
Guarantors are jointly and severally liable for compliance with all the above stipulations and for any damage caused by their minor children.
All persons entering the house at 132 bis rue de l'Ecole Normale in Bordeaux on your own initiative are responsible for complying with all the conditions listed above. Failure to do so may result in the owner terminating the lease between the lessor and lessee.
