For any rental you make through our site as an owner, we automatically provide you for free with a guarantee against unpaid rents with legal protection.
In the case of a mobility lease ("bail mobilité"), we also offer a guarantee to owners against damage to movable and immovable assets.
These guarantees, unparalleled in the market, were created in partnership with insurance companies SADA & Mila, which specialize in property rental risks.
The guarantee differs according to the type of rental:
- medium-term rental (a few months) with a limited lease from date to date, either a mobility lease, (1 month to 10 months), or a civil law lease for which the accommodation is not the tenant's principal residence;
- long-term rental (1 year and more) with a tacitly renewable lease and for which the accommodation does constitute the tenant's primary residence.
1 - Medium-term rental
This guarantee covers owners for rentals in France of less than one year in case of civil law leases or mobility leases.
This guarantee includes the following elements :
- insurance against unpaid rents for the initially scheduled duration of the lease, up to €24,000;
- legal protection covering legal proceedings & related costs up to €3,000 in the event of occupancy of the owner's premises by the tenant beyond the expiry or termination of the lease.
- a coverage, in the case of a mobility lease only, of the immovable and movable deteriorations caused by the tenant and noted at his departure by comparison of the inventory of fixtures of entry and exit, established contradictorily or by bailiff.

The deductible indicated for the unpaid rents guarantee applies exclusively to the first month received, the amount of which has already been collected by MorningCroissant at the time of booking.
Coverage for damage to movable and immovable assets applies only to mobility leases and excludes, in particular, damage covered by a "multi-risk housing" contract, normal wear and tear on real estate assets and theft of movable and/or immovable assets. Download the detailed coverage table.

This guarantee is valid provided that :
- the owner and the tenant accept that the rental be governed by the proposition of rental agreement generated by MorningCroissant;
- the owner can provide the rental contract signed by the parties concerned;
- the owner can provide proof of ownership or delegated management of the property concerned;
- the owner has collected a security deposit (except for the mobility lease);
- the owner can provide a copy of the inventory of fixtures signed by the parties concerned.
Long-term rental
This guarantee covers owners for tacitly renewable one-year rentals in France, for which the property is the tenant's primary residence, and includes the following elements:
- insurance against unpaid rents up to €70,000 regardless of duration;
- legal protection covering legal proceedings & related costs up to €3,000 in the event of occupancy of the owner's premises by the tenant beyond the expiry or termination of the lease.
