Unpaid Rent Guarantee, Property Damage Guarantee and Legal Protection
For any rental made through our site as an owner, we offer you:
- a guarantee against unpaid rent, with no time limit, up to €90,000;
- a property damage guarantee up to €3,000 to cover any deterioration caused by the tenant and observed upon their departure by comparing the entry and exit inventory reports, established jointly or by a bailiff;
- legal protection that covers procedure costs up to €3,000 in case of disputes or litigation between you and a third party.

This guarantee is valid provided that:
- the owner and tenant agree that the rental is governed by the provisions of the rental contract proposal generated by MorningCroissant;
- the owner can provide the rental contract signed by the concerned parties;
- the owner can prove ownership or management delegation of the property;
- the owner has collected a security deposit;
- the owner can provide a copy of the entry inventory report signed by the concerned parties.
These guarantees apply only to leases signed from March 1, 2024.For earlier leases, previous conditions remain in effect: €70,000 cap for unpaid rent and no damage guarantee.
Special case for student tenants with GarantMe deposit: unpaid rent reimbursement is capped at €36,000.
