1.GENERAL CONDITIONS
All tenants must comply with the house rules and any other instructions provided by the manager during their stay.
Tenants must inform the manager of any incidents or complaints from the neighbourhood as soon as possible.

2. NOISE AND NEIGHBOURHOOD
Tenants are fully responsible for the safety of their children and for any disturbance to the neighbourhood so as not to disturb the residents of the neighbouring flats, during the day but especially at night (from 10pm to 8am), as well as when they arrive and leave.
Respect your neighbours and limit noise in the common areas / in the accommodation from 10pm onwards.
Noise pollution is forbidden at all hours and may result in the termination of the Rental Contract, eviction, loss of expenses incurred and deductions from the deposit.

3. VISITORS
Tenants wishing to invite visitors to spend the night in the flat must inform the manager. They must comply with the house rules and any other instructions provided by the manager.

4. PARTIES AND EVENTS
It is strictly forbidden to hold parties or any other type of large-scale gathering in the flat. Parties, evenings and birthdays are not allowed under penalty of a 200€ fine and police call.

5. PARKING
Parking is possible in the parking spaces around the residence. A parking space is reserved exclusively for the tenant in the underground car park of the residence.
Tenants must comply with local parking regulations and are asked to show consideration for neighbours and other vehicles.

6. WASTE AND SEGREGATION
Tenants are required to dispose of their rubbish and recycling in the rubbish bins located in the basement (access via the lift).
Under no circumstances should rubbish or waste bins be left in the flat or in the common areas.

7. SECURITY
When leaving the flat, tenants are required to ensure that all windows and doors are closed and/or locked in order to preserve the security of the flat and to prevent potential damage caused by rain.
They must turn off lights and electronic devices such as televisions when not in use in order to save energy.

8. BALCONY
A balcony is available to tenants. Under no circumstances may this space be used for noise. Barbecues and other noisy gatherings are also not permitted.

9. TOBACCO
The flat is a non-smoking accommodation. A fine of 200€ will be imposed for the smell of cigarettes.

10. PETS
Pets are not allowed in the flat. An additional €100 cleaning fee will be charged if this rule is not respected.

11. BREAKAGE AND DAMAGE
Any breakage or damage caused must be reported to the owner as soon as possible.
To avoid breakage and damage, furniture must not be moved from one room to another without prior agreement.

13. COMPLIANCE WITH THE RULES
Violation of any of the rules included in these rules constitutes a violation of the General Conditions of Occupancy, in accordance with the Rental Contract.

The owner reserves the right to terminate the occupancy permit and to evict from the flat any tenant who refuses to comply with the Internal Regulations or who causes a nuisance to the neighbours or other residents

14. INTERNET
It is strictly forbidden to make illicit downloads. Furthermore, before your departure, disconnect all subscriptions / internet accounts (Google, Facebook, Netflix, Amazon Prime, Orange, ...) on the connected TV.
