The tenant is held personally responsible for his actions, those of his visitors and those of the persons living in his dwelling, in any capacity whatsoever. The tenant undertakes to respect and to ensure that any occupant of the building respects the provisions of the present regulations, the municipal and prefectural by-laws having an impact on the occupation of the building as well as, if necessary, the provisions of the departmental sanitary regulations.
The tenant is hereby informed that any violation of these provisions constitutes a serious breach of the obligations of the lease which may lead to legal proceedings for the termination of his lease and, if necessary, to the implementation of his civil liability or that of the occupant.
ARTICLE 1 - THE TENANT AND THE QUALITY OF LIFE
The tenant must imperatively be attentive to the disturbances that he can cause.
1-1 Quietness
The tenant must refrain from any action that may disturb the peace and quiet of his neighbors. He must take all precautions in order to avoid the embarrassment caused by the noises emanating from his accommodation:
He agrees to :
Dampen the noise of his comings and goings in the apartment.
Adjust the volume of his radio or television so that the noise does not exceed the limits of his apartment.
Avoid noise, bursts of voices, singing and use of various instruments that disturb the peace and quiet of the building.
Do not close doors and shutters violently and noisily.
Not to carry out DIY work, outside the authorized time slots, using tools or equipment likely to cause a nuisance to the neighborhood because of their noise intensity.
ARTICLE 2 - THE TENANT AND HIS ACCOMMODATION/PRIVATE PREMISES
2-1 Hygiene and maintenance
The premises must be kept in a good state of repair and maintenance of any kind as well as in a clean state and returned as such at the end of the rental.
The tenant will be held responsible for any damage that may occur in other units due to his negligence: broken windows, overflowing appliances, leaking pipes.
The tenant must in particular:
Maintain in good state of cleanliness and keep closed the mailboxes, cellars, garages.
Maintain in good working order the installations and devices existing in the rented places.
The tenant will have to ensure the monitoring of the consumption recorded on their water meter, any overconsumption due to a leak not being able to be taken in charge by the financial backer.
To use the products of disinsectisation appropriate to the least appearance of parasites or insects, in order to avoid the proliferation of it.
The tenant is forbidden :
To drill the frontages, the separating partitions between the residences, the grounds, the ceilings, the earthenware and the interior and external joineries (windows pvc, doors of wall cupboards...)
To cover the walls and ceilings with unusual coatings or colors making the housing uninhabitable. Coatings such as "roughcast" and polystyrene tiles are also prohibited.
To make any change in the layout of the rented premises.
To throw products or objects into the sinks, washbasins or toilets that could corrode the surface of the sanitary appliances and the pipes or even clog them. The tenant will ensure by his own means and at his own expense, all the discharges of the evacuation pipes serving the rented premises
to the common drain.
To obstruct, even partially, the air vents of the dwellings and to connect any device to the ventilation ducts (extractor hood, heating devices...). Any damage caused by condensation due to obstruction of the ventilation will be charged to the tenant.
To use chlorinated detergents for the cleaning of windows and PVC floor coverings
2-2 Security
The tenant is forbidden :
To modify the electrical installations, heating or gas distribution.
To use dangerous devices, to hold explosive or flammable products other than those of a current domestic use authorized by the safety regulations.
To store propane or butane gas cylinders in the dwellings or cellars.
Installing individual electricity and water connections in basements, attics, garages (etc.)
Use gas or charcoal barbecues in dwellings (including on balconies).
To use a heat source near the facades.
The tenant agrees to :
Maintain the smoke detectors and ventilation openings relating to the gas pipes in his dwelling, in particular the periodic replacement of the flexible connection pipes.
2-3 Windows, balconies and loggias
The storage on balconies and terraces of any object/object likely to be harmful to the safety of persons or to damage the general aesthetics of the building is prohibited.
For this reason it is forbidden :
To hang linen, clothes or any other objects on the windows. The hanging is tolerated on the balconies and loggias, on the hangers which should not exceed the height of the railings.
To place on balconies and windowsills, flower boxes or pots without all safety measures having been taken. The watering of plants must be done without disturbing the other occupants.
Washing the balcony with water in order to avoid run-off on the facades.
To beat or shake carpets, mats (etc.) against the facades in order to avoid soiling the exterior surfaces of the buildings.
To throw outside from windows and balconies cigarette butts, papers, garbage, debris and various objects.
Finally, the tenant commits himself :
Not to undertake any modification of the structure or equipment on the exterior of the units, windows, balconies, terraces and loggias.
Not to install awnings, tarpaulins, blackout material (or separation) on the windows, balconies, terraces and loggias, without prior written consent of the landlord.
To use only mobile electric barbecues, provided that they do not disturb the neighbors.
ARTICLE 3 - THE TENANT AND THE COMMON AREAS/OUTSIDE SPACES
3-1 Use
The entrance doors to the buildings, access doors to the common areas (bicycle room, garbage cans, etc.), access doors to the parking lots or cellar corridors must be kept closed. Access badges are the responsibility of the tenant.
Any gathering in common areas that would cause disturbances, prevent access or free movement of people or the proper functioning of security and safety devices is prohibited.
The tenant also agrees to :
Not to make, on a personal basis, any connection to the networks (electrical and cold water) of the common areas.
3-2 Security
The tenant must ensure :
To leave free of all deposits (bicycles, children's cars, various objects...) the staircases, elevators, landings, corridors, clearings and in general all passages allowing the evacuation of the building.
The tenant who will not have acceded to the request of the landlord to clear the landing of its objects, furniture or garbage will be charged the cost of cleaning or removal made necessary after unsuccessful notice.
To respect the alarm or fire fighting devices. Any apparent deterioration must be immediately reported to the guard.
It is strictly forbidden :
To smoke in the places with collective use, in accordance with the decree n°2006-1386 of November 15, 2006.
To access the service premises, as well as the roofs and terraces of the buildings.
3-3 Hygiene - Cleanliness and cleaning
The tenant must maintain the premises in a good state of hygiene and cleanliness and not compromise the health of the building.
The tenant must imperatively :
In case of installations providing for selective sorting, respect the destination of each container.
The tenant will be responsible for the elimination of the bulky waste that he will have generated, by taking them to a waste disposal center. In case of non-compliance with these provisions requiring a corrective action by the landlord, the costs
will be passed on to the tenant concerned.
The tenant is forbidden :
To deposit garbage or any other objects in the water, gas and electricity ducts.
To accumulate garbage, in particular on the landings, this even on a temporary basis, or any substances
substances likely to proliferate any insects, rodents or parasites.
Doing mechanical work in the common areas (bicycle rooms, cellar corridors, etc.).
3-4 Signs/Information and display
It is forbidden :
To affix or display any document whatsoever in the common areas outside the notice board.
To place any sign, plate or inscription, outside or inside the building.
