After having read and accepted the special and general conditions of the lease concluded with Mr Patrick DUROUSSEAU, the lessee undertakes to comply with current practice in terms of good behaviour, in particular
A. PRIVATE AREAS
The rooms are reserved for one person only. Two people may only sleep together occasionally (one night per month).
The rented premises must be kept in a good state of repair throughout the period of occupancy (paint, hangings, wallpaper, floor coverings, terrace, etc.).
It is forbidden to drill or pierce the walls, floors and/or terrace.
Have the taps and sanitary installations, including cisterns, serviced at least once a year if no collective contract has been taken out for the building.
Ensure that the internal pipes and water and gas taps are kept in perfect condition, as well as the pipes and electrical equipment for which he/she is the legal guardian, starting from the distribution boxes.
To take all precautions to protect the pipes, appliances and meters from freezing: any damage resulting from the non-observance of this clause will be charged to the lessee.
Do not connect any appliances to pipes that are not suitable for these purposes. He will be responsible for all damage and consequences of any kind resulting from the non-observance of this clause.
To have the heating, hot water production and heat pump appliances, exhaust pipes and air intakes maintained regularly and at least once a year by a qualified company, except in the case of a collective maintenance contract.
ANNUAL MAINTENANCE COMPANY DETAILS
To take all measures to eliminate pests, without the Lessor being liable in this respect, independently of the collective operations organised by the Lessor.
Formwork, casings, etc., in particular for pipes and heating units, are prohibited, both for reasons of efficiency and to allow for possible rapid intervention; if necessary, their removal will be at the lessee's expense and will not be followed by restoration.
To immediately inform the lessor by e-mail contact.dscp@yahoo.fr and, jointly with his insurance company (see: ISRI agreement attached), of any damage or deterioration occurring in the rented premises, even if no apparent damage results.
To maintain the private parts of the green spaces and exteriors.
B. COMMON AREAS
Bicycles and other motorised two-wheelers may only be parked on the terrace.
Any deposit in the passageway between the street and the house, even temporary, is forbidden (two-wheelers, children's cars, parcels, floral decorations, etc.), and more particularly that of explosive, inflammable or dangerous products. No packing or unpacking is allowed.
Any transport of bulky or dirty objects or equipment must be preceded by the protection of goods and passages and immediately followed by the cleaning of the route used and the repair of any damage.
Ensure that the common entrance doors and the porch are properly closed in order to avoid heat loss and/or intrusion by people from outside the building.
The use of slow combustion appliances, mobile stoves etc. is prohibited. For safety reasons, it is forbidden to place hot, heat-producing and/or electrical elements near individual and collective electrical meters and panels.
Respect the plantations and green spaces in the common areas. Take care of the houseplants entrusted to you, one bath per week will suit them very well.
The use of the bathroom is limited to 30 consecutive minutes per person.
The cleanliness of the common areas will be regularly checked. If we notice any shortcomings or too much dirt, we will delegate the cleaning to an external company.
C. COLLECTIVE LIFE
Each tenant will be informed by e-mail of any visits to the house for marketing purposes (with the date and time). We will ask you to do us the courtesy of leaving the common areas clean and tidy for the visits.
We will keep you informed of any new entry.
Ensure that the peace and quiet of the building is not disturbed in any way by himself, his family, visitors, staff, and in particular:
from 8 p.m. :
reduce all noise such as housework or other, slamming of doors ...
between 10pm and 8am:
- Reduce the sound of television sets, hi-fi, voice noises ...
- Showers and use of the shower room should be avoided.
No animals other than pets may be kept in the rented premises, provided that they do not cause any damage to the building or any disturbance to the occupants. Furthermore, dogs of the first category are prohibited in all rented premises.
It is forbidden to hang laundry on the windows, railings and to shake carpets, tablecloths etc... and to store any object likely to harm the good appearance of the building.
It is strictly forbidden to smoke in the covered communal areas, as well as next to the lift pumps and meter cabinets (electricity, gas, telecom, water).
Please find enclosed the schedule of the garbage collectors for the bins:
- Monday and Thursday mornings: the black bin,
- Wednesday morning: green bin (recycling). Please note that the sorting instructions vary from one town to another.
The cleaning of the interior common areas, terraces and passageways is the responsibility and initiative of the tenants. Each tenant is responsible for the cleaning of his/her private area.
The tenant undertakes not only to comply strictly with all the provisions of these regulations but also to respect all measures that the lessor may impose for the preservation of the building, the maintenance of order, cleanliness and the rules of decency and hygiene.
It is recalled that the guarantors are jointly and severally responsible for compliance with all the above stipulations and for any damage caused by their minor children.
All persons entering the house on your behalf are responsible for all the conditions listed above. If you fail to do so, the owner may break the lease established between the lessor and lessee.
